there are three key elements of a prudent investment I learned a long time ago that uh real estate especially real estate Equity fails all three of these tests that is why I keep all of my money liquid and safe in a laser fund because I want to maintain full liquidity if I uh put it in a big down payment or extra principal payments to the mortgage company I can't get it back unless I borrow it back on their terms okay or sell the property I want to keep my money saved over here in a laser Fund in case that house goes down in value and that has happened to me in 2008 my house went down in value from a million5 to a million1 I didn't lose 400,000 because my money was not in the house it was over in a laser fund and I also do it to earn a rate of return I borrow money at 4 and a half% tax deductible interest in a 33% bracket that's a 3% net and I earn 9% that's 300% more
